Project Manager/Estimator – Mechanical

Dubuque Plumbing & Heating is currently searching for a full-time Project Manager/Estimator for our Mechanical division.  Dubuque Plumbing & Heating is a division of Portzen Construction, Inc. located in Dubuque, Iowa.  This position will work with estimating/bidding documentation, Project Management, contracts and other administrative duties.  Some travel may be required.

Primary Responsibilities

  • Development of cost estimates, budgets, review subcontractor quotes, review supplier quotes, review plans, specifications, addendums, alternates, visit jobsite, research all job requirements to complete a full bid.
  • Solicit subcontractors and suppliers for proposal prior to proposal submission time.
  • Distribute contract documents to subcontractors, including drawings, specifications, and general conditions. Include any accepted alternates or addendums with documents.
  • Review / negotiate / prepare contracts for subcontractor and/or suppliers.  
  • Submit / apply for all necessary permits prior to starting work, follow-up on review progress and receive upon approval.
  • Work with project team to successfully complete projects from start to finish.
  • Prepare correspondence with Owner, Architect, Engineers, Subcontractors, Suppliers, etc. Examples of referenced correspondence include, but not confined to the following items: Schedule of Values, project schedule, memos, request for information, transmittals and submittals.
  • During Construction Phase, proactively manage project to achieve quality, schedule, budget and safety. Utilize and maintain tools: schedule and document management to track and record project performance.
  • Document quality and progress of each Subcontractor and Suppliers. Update Subcontractors and Suppliers of any changes to the plans, specifications and/or schedule.
  • Creating and updating project schedule using Microsoft Project scheduling software.
  • Accountable for receiving approved submittals from Architect or Engineer and notifying the Project Superintendent of potential schedule impact.
  • Preparing all change order requests, reviewing official change orders to owner and writing changes orders to subcontractors and suppliers.
  • Responsible for timely completion of all required project close-out documents per contract.
  • Distribute final requirement documentation to subcontractors.
  • Schedule all required construction meetings with required personnel, subcontractors, architects and owners.
  • Facilitate Owner/Architect/Contractor pre-construction, progress meetings and closeout meetings.
  • Take accurate and complete meeting minutes and distribute timely.
  • Communicate with Project Superintendent regarding concerns about construction progress.
  • Communicate with project engineer and owner throughout construction progress.
  • Develop and submit pay estimates to owner / engineer for monthly pay requests.

Skill Requirements

  • Bachelor’s Degree, Associates Degree or at least 3 – 5 years’ experience required.
  • Strong organizational, planning and time management skills.
  • Proficiency in Microsoft Excel
  • AutoCAD experience beneficial.

This position is a full-time position of 45 hours per week, with a salary depending on experience.
